Renita Sommers, the principal of TDMVA has managed the construction of 17 Woodspring Suites hotels totaling over $130M in construction, and additional entitlement and due diligence work on several other projects. She has experience in property management of several extended stay assets, a deep understanding of operational knowledge, specific Franchisee experience with PIPs and brand updates, compliance, resource management, franchise agreements, the opening process and overall design. Renita is accustomed to a fast-paced environment, has proven problem solving skills, and maintains a wide network of professional alliances and knowledge of the market.
WHAT CAN WE DO FOR YOU?
• Assess site quality, market research and project feasibility • Review pro forma• Identify and recommend service providers and vendors, i.e. architects, engineers, general contractors, project managers, procurement companies, IT, fitness equipment, signage and other vendors as needed• Solicit and review third party reports including environmental site assessments, geo tech, boundary survey, easements, hydrology, platting, permitting, PZR, etc. • Review prototypical plans including the responsibility matrix• Initiate the permit process, work with consultants, engineers, utility providers, municipalities to entitle the site and gain required approvals. • Track progress of permits, licenses and bonds • Assist with initial estimate of connection fees, bonds, permits, and licenses• Analyze preliminary budgets and maintain budget reporting• Meet with local officials as required to review plans, educate on the brand • Negotiate and administer vendor contracts, purchase orders, and other agreements• Submit Franchise application and maintain communication with the brand representatives• Identify potential variances and communicate with Franchisor or local jurisdictions• Obtain exterior sign code and sign proposal, negotiate contract and oversee to installation• Attend pre application, preconstruction, progress and other project or staff meetings• Inspect project construction, provide professional reports and photographs• Maintain and regularly communicate field reports and schedules while forecasting key milestones• Review change orders and pay applications• Provide appropriate resolution of construction related concerns as owners representative• Manage and oversee preopening process with Franchisor project manager and opening team• Oversee and coordinate the punchlist process with contractors• Coordinate the hand off with property management company • Participate in lien releases, final bond releases and permit closures• Develop and maintain a strong professional industry network for sourcing critical industry information.
